Report and consent

A regulation 116 application can only be submitted in combination with building works that require a building permit approval, and a relevant building surveyor has been appointed for those works.

If you are carrying out works that do not require a building permit, approval is only required from our Development Permits team. Refer to the following link:

You may need consent before starting precautionary work to protect the safety of the public and public places.

If your proposed building work is likely to impose a risk to the safety of the public, you may need to put in precautionary measures before and during your project.

This may include:

• chain mesh fencing
• solid hoardings
• scaffolding
• partial or full road closures.

If precautions are required, you will need consent before carrying out precautionary work.

You may need to apply for a siting variation if a design does not meet the requirements of Part 5 of the Building Regulations 2018.

This may include a design for a:

• single dwelling (single Class 1 building) including an alteration and/or addition to a dwelling
• fence, carport, garage or shed (associated Class 10 building).

You may need to apply for consent to put up a projection beyond street alignment if a design does not meet the required height or distance required by the Building Regulations 2018.

This may include:

• constructing a verandah, balcony or awning
• building facade works such as new openings or signage
• service cupboard doors.

You may need to apply for consent before building in a flood-prone area. Regulations 153 and 154 of the Building Regulations 2018
